About emergency repairs
- Emergency repairs can be reported 24 hours a day, 365 days a year
- An emergency is if there is a serious risk to your health, safety or security, or where there is a risk of serious damage to your property
- Emergency repairs requests will be attended to within 24 hours of being reported
- Please make sure you only phone us out-of hours if there is a genuine emergency. It is really important that the system is used properly and you do not waste our money by calling when the repair could wait until the next day

Emergency Repairs (completed in 24 hours)
- Major burst of outside water supply pipes
- Major leaks inside your property
- No electrical power in the whole house (but not area-wide power cuts or disconnections by suppliers)
- Blocked or overflowing sewers or internal soil pipes
- Dangerous electrical faults
- Storm, accident or flood damage to the structure (initially to make the item safe)
- Dangerous structures, for example a collapsed wall, major roof leaks and faults
- Repairs to front or rear entrance doors
- Repairs to ground floor and balcony windows (where security is affected)
- Broken or leaking toilet pans and cisterns (if there is only one toilet in your home)
- Repairs to communal television aerials
- Repairs to electric water heaters (if this is the only way that you can heat your water)
- Board and 'make safe' broken glass
Urgent Repairs (completed in seven days)
- A blocked sink, bath or basin
- Taps that will not turn off (stuck running)
- A loose banister or handrail (or come off completely)
- Repairs to electric water heaters (if this is the only way that you can heat your water)
- Serious roof leaks and faults
- Individual electrical fittings that are not working
- Fitting new toilets, wash hand basins and baths (if yours are unusable)
Routine Repairs (completed in 28 days)
- Repairs to doors and windows not being done under our planned maintenance programme and not effecting the security of your home
- Repairs to kitchen units
- Floor repairs
- Minor roof repairs
- Replacing your toilet, wash basin or bath, due to fair wear and tear
- Plastering (although minor cracks are your own responsibility)
- Rendering pointing and other outside repairs
- Garage roof repairs
- Replacing guttering and downpipes
- Fencing (i.e one post, one panel) or concreting not being done under our planned maintenance programme
- Fitting new glass
- General joinery work
- An electrical safety check that needs carrying out
